Application Process
Along with rental application, all applicants must submit the following. Please fax to 925-299-0745 or email to aletek1@yahoo.com.
- Last 3 pay stubs. Applicant(s) must be able to prove the rent does not exceed more than 33% of their gross monthly income. This includes self-employed and tip-earning persons. Self-employed applicants must submit last two years IRS returns with application.
- Copy of state issued I.D. (upon approval of application and prior to moving in)
Applicant(s) is required to pay a full SECURITY DEPOSIT in cash , within 24 hours of approval, at which time a Lease Rental Agreement is executed. Applicant may hold property for one week with a Non-Refundable HOLDING DEPOSIT of $1000 cash. Holding Deposit will be applied to the Security Deposit and shall be forfeited if applicant(s) withdraws and/or decides NOT to rent said property for any reason or fails to pay the required security deposit due.
Minimum deposit is 2 months rent. (1.5 month’s rent for security and 1/2 month for cleaning/key). The following circumstances will not necessarily disqualify a prospective tenant. Instead deposit may be increased or last month’s rent may be required.
- Poor credit
- Bankruptcy
- Poor rental history (30 day late in the last 12 months)
- Las Vegas resident for less than one (1) year, unless moving due to a job transfer with the same company
- Pets – Pets are generally not allowed. If authorized by landlord, additional rent and deposit per pet will be required at sole discretion of landlord.
