Application Process


Along with rental application, all applicants must submit the following. Please fax to 925-299-0745 or email to aletek1@yahoo.com.

  1. Last 3 pay stubs. Applicant(s) must be able to prove the rent does not exceed more than 33% of their gross monthly income. This includes self-employed and tip-earning persons. Self-employed applicants must submit last two years IRS returns with application.
  2. Copy of state issued I.D. (upon approval of application and prior to moving in)

Applicant(s) is required to pay a full SECURITY DEPOSIT in cash , within 24 hours of approval, at which time a Lease Rental Agreement is executed. Applicant may hold property for one week with a Non-Refundable HOLDING DEPOSIT of $1000 cash. Holding Deposit will be applied to the Security Deposit and shall be forfeited if applicant(s) withdraws and/or decides NOT to rent said property for any reason or fails to pay the required security deposit due.

Minimum deposit is 2 months rent. (1.5 month’s rent for security and 1/2 month for cleaning/key). The following circumstances will not necessarily disqualify a prospective tenant. Instead deposit may be increased or last month’s rent may be required.

  1. Poor credit
  2. Bankruptcy
  3. Poor rental history (30 day late in the last 12 months)
  4. Las Vegas resident for less than one (1) year, unless moving due to a job transfer with the same company
  5. Pets – Pets are generally not allowed.  If authorized by landlord, additional rent and deposit per pet will be required at sole discretion of landlord.
